Q1. Conveyance and Mutation of Land Bought in 2003. Agricultural land was purchased in 2003 from a developer who had a POA from the sellers. Conveyance was not completed due to various reasons. Continuous possession has been maintained for 17 years, with an electricity connection since 2007 and a gas connection for approximately five years. How should I proceed to get the title transferred?

Q2. Refund of Booking Amount of Flat. I paid ₹11 lakh as an initial payment for an under-construction property in 2019. The project was a joint venture between Builder X and Landowner Y, and the receipt was issued on their joint letterhead. The property has not yet been registered in my name. Due to a dispute between X and Y, construction has stopped. I want to cancel my booking and obtain a complete refund. Can I approach RERA, and is Builder X liable to refund my money?

As both X and Y are promoters, they may be responsible for defaults relating to the project. You can file a complaint before RERA against the concerned promoter(s) and seek a refund of the amount paid, subject to the facts and applicable law.
Q3. Procedure for an NRI to Gift House Property to a Sibling in India. Is it possible for an NRI to gift house property situated in India to a sibling residing in India without coming to India? What is the procedure?

An NRI may execute a Special Power of Attorney authorising a person to complete the gifting process in India. The POA should be properly authenticated or attested as required by the Indian authorities and applicable laws. The authorised person can then complete the gift deed registration in India on behalf of the NRI.
